Maintaining Your Resin Floor Investment
To ensure your new resin flooring remains durable, hygienic, and aesthetically pleasing, a regular maintenance regime is crucial. While resin floors are famously easy to care for, they are not maintenance-free.
At ResGen Ltd, we recommend following FeRFA’s Guide to Cleaning Resin Floors, which emphasises a structured approach: daily, weekly, and periodic cleaning.
1. The Golden Rules of Resin Maintenance
Remove Grit Daily: Sand and dirt particles act like sandpaper under traffic. Sweep or vacuum daily to prevent micro-scratching.
Immediate Spill Response: Clean up spills immediately. Although resin is resistant, stagnant chemicals can, over time, cause staining or damage.
Use the Right Tools: Use soft-bristled brooms or dry mops. For textured floors, utilize brushes rather than mops, as mops can snag and spread dirt.
Avoid Abrasives & Harsh Chemicals: Never use scouring pads, wire brushes, or high-concentration, acidic, or phenol-based cleaners, as these can degrade the resin surface.
2. Routine Cleaning Procedure
For standard epoxy and polyurethane floors, we recommend the following cleaning method:
Dry Clean: Sweep or vacuum to remove loose dust and debris.
Detergent Application: Apply a mild, pH-neutral, or alkaline detergent (diluted 1:20 to 1:40 with warm water).
Agitate: Use a deck scrubber or mechanical cleaning machine (soft brush) to work the cleaner into the surface.
Allow Dwell Time: Let the solution dwell for 5–10 minutes to break down grease, but do not allow it to dry on the surface.
Remove Waste: Remove the dirty water using a wet vacuum or squeegee.
Rinse: Thoroughly rinse the floor with clean water to remove all detergent residues, which can otherwise form a tacky, dirt-attracting layer.
3. Mechanical vs. Manual Cleaning
Mechanical Scrubbing (Preferred): For larger commercial or industrial areas, a combined washer/dryer machine is the most effective method, ensuring controlled application and immediate removal of contaminants.
Manual Cleaning: For smaller areas, a mop and bucket are acceptable, but the cleaning solution must be changed regularly.
4. Special Considerations
Textured/Anti-Slip Floors: Textured surfaces require regular scrubbing with brushes to prevent contaminants from settling in the profile.
Heavy Industrial (Screeds): Very heavy-duty (>6mm) systems may require higher pressure washing (up to 1400 psi).
Entrance Matting: Place adequate matting at all entry points to trap dirt and moisture before it reaches the resin floor.
5. What to Avoid (FeRFA Guidelines)
Excessive Water: While cleaning with water is fine, excessive water can seep into joints or under cove bases.
Citrus or Acid Cleaners: Cleaners containing citrus, acids, or vinegar can break down the resin’s chemical structure.
